A house for families and friends to share.
Il Palazzino is an independent, family-owned three-bedroom stone house in the wooded hills of northern Umbria. The house, pool and fenced grounds are reserved for one group, giving families and friends room to spend time together and space to spread out.
Breakfast can be taken beside the kitchen’s arched windows, lunch in the broad marble-paved pergola and the afternoon by the pool. The garden changes through the day: swallows and swifts skim low over the water, while crickets, small frogs and toads, little owls and bats take over after dusk. Città di Castello remains close enough for its market, restaurants and everyday shopping.

Quietly Umbrian, and comfortably its own.
Stone walls, terracotta floors, chestnut beams and timber shutters give the house its character. These materials belong to the converted building rather than decorating a standard holiday interior. Beside the kitchen, the broad pergola has pale marble paving, a hammock and enough roofed space for long meals or for watching rain and a distant storm move across the Aggia Valley. In summer it becomes the natural centre of the day.

The walk up is part of the pleasure: stone steps and paths pass beneath wisteria, roses and overhanging almond and plum branches, with low lights marking the route after dusk and small solar-powered fountains adding movement along the way. The enlarged level around the pool gives more room to sit and stretch out, while broad Roman steps, floats and tubes make the water easy to enjoy.
In settled summer weather the pool can warm to around 32°C when conditions and management allow. After dark, its underwater light makes a bright centre above the house, and on clear nights the moon rises over the far side of the Aggia Valley in the direction of Meone Vecchio.
The grounds are terraced and naturally uneven. Sloping garden routes soften some of the sharper changes of level, but the property remains best suited to guests who are comfortable with country paths, steps and an unfenced pool.

Buzzards and kestrels work the open sky, and the sound of the Aggia returns after wetter spring and autumn weather. Città di Castello, Anghiari, Sansepolcro and Monterchi are close enough for an unhurried outing, while the house remains somewhere worth coming back to early.
