Il Palazzino is an independent, family-owned three-bedroom stone house in the wooded hills of northern Umbria. The house, pool and fenced gardens are reserved for one group, giving families and friends room to spend time together and space to spread out.
Breakfast can be taken beside the kitchen’s arched windows, lunch under the timber pergola and the afternoon by the pool. Città di Castello remains close enough for its market, restaurants and everyday shopping.

Quietly Umbrian, and comfortably its own.
Stone walls, terracotta floors, chestnut beams and timber shutters give the house its character. They are original materials, not a stage set. In summer, the internal and external shutters are used in the traditional way, closing them against the strongest sun and opening them again as the air cools, while the pergola beside the kitchen becomes the natural centre of the day.

A private 50 m² pool set into the garden terraces.
The pool is reached by a short stone path through a rose arch. Broad Roman steps make the water easy to enter, and in settled summer weather the pool can warm to around 32°C when conditions and management allow. It is normally prepared from May for the sole use of guests staying at the house.
The grounds are terraced and naturally uneven. Sloping garden routes soften some of the sharper changes of level, but the property remains best suited to guests who are comfortable with country paths, steps and an unfenced pool.

Città di Castello, Anghiari, Sansepolcro and Monterchi are close enough for an unhurried outing. Gubbio, Perugia and Assisi reward a longer day, while the house remains somewhere worth coming back to early.
