In front of the house, the first terrace opens into a broad lawn and olive grove. Cypress trees frame the private parking area, while wisteria and climbing roses form arches around the entrance and the route uphill. Almond and plum branches reach overhead as stone steps climb towards the pool, with low lights along the path and small solar-powered fountains adding sound and movement.
The private pool sits among olives on an enlarged level overlooking the Aggia Valley. Beyond it, old oaks cast deep cooling shade and the planting moves between useful orchard and country garden: several varieties of apple, pear and fig, together with plums, apricots, peaches, cherries, almonds, walnuts and olives. Guests may sample what is genuinely ripe and in season.
Photinia, younger and mature viburnums and mixed hedging soften the road boundary. Across the terraces, old retaining walls laid and maintained by generations of local families include a recently landscaped section described by the family as more than a century old.

Is the pool shared?
No. The house, pool, parking area and fenced grounds are reserved for your group. The pool is normally prepared from May; the exact opening dates for your stay are confirmed with the quotation.
How warm is the pool?
The pool is warmed by the sun rather than mechanical heating. In settled summer weather it can reach around 32°C; recent sun, night-time temperatures and pool management all affect the water.
How does the house stay comfortable in summer?
There is no air conditioning. Thick stone walls and internal and external shutters reduce heat gain when they are closed against the strongest sun. Opening the house again once the evening air is cooler helps release stored heat, but comfort still depends on the weather and how the house is managed.
How close are shops and restaurants?
Monte Santa Maria Tiberina is about five minutes by car. Città di Castello, with supermarkets, markets and a wide choice of restaurants, is normally about ten to fifteen minutes away.
Is a car needed?
Practically speaking, yes. Il Palazzino is in a very rural environment with very little public transport availability, and a car is the most convenient way to access the house, local amenities, and beyond.
Where is the pool in relation to the house?
The pool is situated above the house on the second major garden level. From the back door, you walk under the pergola and up the garden's brick stairs, under a tunnel of roses, and the pool reveals itself in front of you.
Who is the house best suited to?
The garden has several levels with a mix of stone paths and gentle slopes. Because of this, it is not a fully wheelchair-accessible property. The unfenced pool and changes of level also mean that adults need to supervise young children closely.
Is there somewhere to eat outside?
Yes. The broad roofed pergola sits directly beside the kitchen and has a dining table, chairs and a hammock. It provides deep shade and shelter from ordinary summer rain; during thunder and lightning, guests should use the house.
What is provided around the pool?
Floats and tubes are available for guests. The enlarged level around the pool has chairs and sun loungers, while broad Roman steps provide gradual entry to the water.
Can guests pick fruit from the garden?
Yes, when it is genuinely ripe and in season. The terraces include apples, pears, figs, plums, apricots, peaches, cherries, almonds, walnuts and olives. Please leave unripe fruit in place.
How private is the property?
The house, pool, parking area and approximately half an acre of fenced grounds are reserved for your group. Various plants such as photinia, younger and mature viburnums, mixed hedging and olives act as a privacy screen from the road below.
What wildlife might we notice?
The working valley supports buzzards, kestrels, owls, sparrows, doves, goldfinches, woodpeckers, swallows and swifts. Large green lizards, snakes, bats, frogs and toads also belong to the rural setting, while wild boar or deer may sometimes be heard farther across the valley.
