The three bedrooms accommodate up to six people. They are straightforward, comfortable rooms with tiled floors, chestnut beams and views into the garden or across the wooded valley.
The upstairs bathroom includes a shower, while a second bathroom on the ground floor is convenient for the shared rooms and garden. Bed linen and towels are included, so the practical parts of settling in are already taken care of.

In front of the house, the first terrace opens into a broad lawn and olive grove. A stone path climbs through a rose arch to the next level, where the private 50 m² pool looks across the Aggia valley. Broad Roman steps give a gradual place to sit, paddle or enter the water.
Higher paths pass rosemary, lavender, bay and fruit trees. The upper garden looks down over the pool and onwards across the valley, with a mature willow for midday shade and dense planting that gives the grounds a sheltered, private feel.

Is the pool shared?
No. The house, pool and grounds are reserved for your group. The pool is normally prepared from May, with exact opening arrangements confirmed for the dates requested.
How warm is the pool?
The water is not mechanically guaranteed to a fixed temperature, but the sheltered position and summer sun can bring it to around 32°C in settled weather when the pool is managed well.
How does the house stay comfortable in summer?
Il Palazzino uses its traditional stone construction and two layers of shutters rather than air conditioning. Closing the internal and external shutters against the strongest sun, then opening the house as the evening cools, keeps the rooms pleasantly temperate in the way the building was designed to work.
How close are shops and restaurants?
Monte Santa Maria Tiberina is about five minutes by car. Città di Castello, with supermarkets, markets and a wide choice of restaurants, is about ten to fifteen minutes away.
Do we need a car?
Yes, in practical terms. The setting is rural and a car is the easiest way to shop, eat out and explore the surrounding towns.
Where is the pool in relation to the house?
The pool is above the house on the second garden level. A short stone path through a rose arch leads to the terrace, and broad Roman steps provide a gradual entry into the water.

The garden is arranged over several levels, with a mixture of steps, stone paths and some gentler sloping routes. It suits guests who are steady on uneven country ground; it is not presented as a wheelchair-accessible property. Families with young children should also plan for close supervision around the unfenced pool.
Is there somewhere to eat outside?
Yes. The roofed pergola beside the house has a dining table and becomes the main place for meals in warm weather.
How private is the property?
The house, pool, parking area and approximately half an acre of fenced grounds are reserved for your group. The upper garden is screened from Marcignano by mature hedging.
